The price of used properties increased by 1% in February and by 8% last year.
The cost of used properties in Spain grew by 1% in February, an average of 1,613 euros/m2 or 150 euros/ft, according to the latest idealista property price index. Comparing this with the figures of February 2017 (1,497 euro/m2 or 139 euro/sq ft), we see an annual growth of 7.7%. qatar properties
The price only fell in Navarre, where
salesmen demanded 0.7 percent lower than in January, and 0.3 percent in
Asturias. The other autonomous communities requested more from property owners.
The Balearic Islands saw the biggest increase of 3.1%, followed by Madrid
(1.5%) and Castile-La Mancha (1.4 percent ).
Madrid is the most costly autonomous
community (2,613 euro/m2 or 243 euro/sq ft). The Balearic Islands (2.573
euro/m2 or 239 euro/sq ft) and the Basque Country (2.524 euro/m2 or 234 euro/sq
ft) were closely followed. On the other end of the scale we can find the most
economic autonomous communities of Castilla La Mancha (927 euros/m2 or 86
euros/sq ft), Extremadura (933 euros/m2 or 87 euros/sq ft) and Murcia (1,033
euros/m2 or 96 euros/sq ft).
Provincials
Thirty-nine provinces registered prices
above a month ago. The greatest increases were in Zamora (4.3%) and Lleida
(4.1%), followed by the Balearic (3.1%), Toledo (2.2%) and Cádiz (2.2 percent
). On the other hand, the largest price drops are in Lugo and Navarre, where
owners are requesting 0.7% less for their property. These are followed by drops
in prices in Soria (-0.4%), Asturias, Bizkaia and Ourense (-0.3 percent in all
3 provinces).
Gipuzkoa was still ranked among the most
expensive provinces, with 2,796 euro/m2 or 260 euro/sq ft. Second place is
Madrid (2.613 euros/m2 or 243 euros/m2 ft), closing third with Barcelona (2.606
euros/m2 or 242 euro/mq ft) and fourth place with Vizcaya (2.575 euros/m2 or
239 euros/m2 ft) respectively.
Toledo is only EUR 809 per square meter and
EUR 75 per square foot the most economical province. Avila (830 euros/m2 or 77
euros/sq ft) and Ciudad Real (864 euros/m2 or 80 euros/sq ft) follow.
Capital of the province
In February, there were 37 capitals that
saw a rise in property prices. Granada was the largest increase, with owners
expecting 3.8 percent more for their properties. In Toledo, the growth was 3,6%
while in Palma de Mallorca it remained at 3,3%. In Madrid, prices have risen by
2.7% and in Barcelona they have risen by 0.7%. Pontevedra (-1.7%), Lugo (-1%)
and Castellón were the biggest drop for the month (-0.5 percent ).
Barcelona is still Spain's most expensive
city with EUR 4,319/m2 or EUR 401/m2 followed by San Sabastian (EC 4,217/m2 and
EUR 392/m2) and Madrid (EC 3,449/m2 or EUR 320/sq ft). Avila is the cheapest
town, where the cost of property is an average of 963 €/m2 or 89 €/sq ft,
followed by Lleida (976 €/m2 or 91 €/sq ft), and Castellón (1.027 €/m2 or 95 €/sq
ft).

In order to ensure correctness of the data,
properties which were previously priced outside the market, like single family
homes, have not been counted in the analysis because the results have skewed in
some areas. The property price index of the idealista is compiled using the
offer prices per square meters constructed.
