During February and March this year, the
World Research Team at Savills Aguirre Newman surveyed nearly 500 customers
throughout their upmarket agents' network in Southern Europe to gather insights
into the "motivations and desires of homebuyers today."
They found that the "Covid-19 pandemic
has caused changes in people's way of living and working, changing what buyers
consider important in their homes."
They found an increasing interest in rural
idylls with 80% of second-house buyers searching for a rural environment,
although older buyers were more interested in rural areas than those 40 or
older.
The survey shows "nearity to
amenities, high speed Internet access and a good view of homebuyers as the top
three factors," with outdoor space also high on the "nice to
have" list.
The growing need for home office space was
another trend they identified in the light of the pandemic. "The pandemic
forcing many people to work at home has influenced their purchasing decisions
by over a quarter (27%) of respondents saying that higher homework. Just under
three-quarters of those surveyed (74%) expect to work from their own homes at
least one day a week after Covid-19, just half before the pandemic."
Second house
37 percent of the "prime property
buyers" surveyed wanted to buy a second home.
"In order to boost the industry,
increased remote work means that owners will spend more time in their second
houses," the report says. 'Property preferences vary according to country
and nationality' with French owners willing to accept the longest journey
periods. "Half of those who buy in France are prepared to go to their
second home for five hours compared to only one quarter of those who buy in
Spain. "
In Spain, 23% of buyers say that they
'intend to spend more time in their second homes due to the pandemic,' compared
with 40% in France.
